Pre-Purchase Inspection

Pre-Purchase Inspection

Know exactly what you're buying before you close.

A pre-purchase inspection is the most important step you can take before buying a home. I evaluate the full condition of the property — structure, roof, foundation, electrical, plumbing, HVAC, and more — so you know what you're getting into before you sign anything.

I walk through every finding with you on-site in plain language. No jargon, no vague warnings. You leave with a clear picture of the home's condition and a detailed written report delivered within 24 hours.

What's included

  • Full structural and foundation evaluation
  • Electrical panel and wiring
  • HVAC systems and water heater
  • Roof, gutters, and exterior
  • Plumbing supply and drain lines
  • Interior rooms, attic, and crawlspace
  • Lawn sprinkler / irrigation system
  • On-site walkthrough with me
  • Photo-documented written report within 24 hours
New Build FINAL PHASE Inspection
New Build

New Build FINAL PHASE Inspection

Builder sign-off isn't the same as an independent inspection.

New homes have defects too. Builders work fast, subcontractors make mistakes, and municipal inspectors are checking for code compliance — not your best interests. An independent inspection before your final walkthrough gives you the leverage to get issues corrected before you take ownership.

I inspect new construction at the final walkthrough stage, catching problems while the builder is still responsible for fixing them.

What's included

  • Full structural and foundation evaluation
  • Electrical panel and wiring
  • HVAC systems and water heater
  • Roof, gutters, and exterior
  • Plumbing supply and drain lines
  • Interior rooms, attic, and crawlspace
  • Lawn sprinkler / irrigation system
  • On-site walkthrough with me
  • Photo-documented written report within 24 hours
11-Month Warranty Inspection
11-Month

11-Month Warranty Inspection

Use your builder warranty before it expires.

Most new homes come with a one-year builder warranty. Most homeowners let it expire without ever using it. An 11-month inspection catches defects that have developed in the first year of occupancy — settling, moisture intrusion, HVAC performance issues, and more — while the builder is still legally obligated to address them.

I give you a documented list of findings to submit to your builder before the warranty window closes.

What's included

  • Foundation settling and grading changes
  • Roof and flashing performance after weather exposure
  • HVAC efficiency and airflow
  • Plumbing leaks and water heater performance
  • Electrical connections and panel
  • Building exterior and finishes
  • Interior doors, windows, and trim
  • Moisture and drainage issues
  • Lawn sprinkler / irrigation system
  • On-site walkthrough with me
  • Written report ready to submit to your builder
Seller Pre-Listing Inspection
Sellers

Seller Pre-Listing Inspection

Sell with confidence — no surprises at closing.

Most sellers find out about problems in their home when the buyer's inspector finds them — at the worst possible moment in the transaction. A pre-listing inspection puts you in control. You know the condition of your home before you list it, so you can price accurately, make repairs on your own timeline, and negotiate from a position of strength.

Buyers also respond well to sellers who provide an inspection report upfront. It builds trust and reduces the likelihood of deals falling apart.

What's included

  • Full property condition evaluation
  • Identification of issues before buyers find them
  • Opportunity to make repairs on your schedule
  • Accurate pricing based on actual condition
  • Increased buyer confidence and trust
  • Reduced risk of deal falling through
  • Photo-documented written report
  • On-site walkthrough with me
